October Financial Meeting Review

Thank you to everyone who attended the October 1st Financial meeting, during which we discussed the financial past and future of the Coronado Woods Condo Association.

At this time we need to inform unit owners that the condo fees will be increasing to $395.00 per month in 2024.


Coronado Woods is an aging community - built in 1973 we are unfortunately at that point in time when all of the structures are starting to succumb to their age. Out of our 11 buildings, every single one of them is in desperate need of new roofing. Some of our buildings are already carrying two roofs, which means this time it will be a full tear off and replacement for those buildings. We know for a fact that at least one building lacks any form of decking - which means we will have to add decking to that building and any others that are in a similar shape.


We will also be replacing the gutters along with the roofs as a bundled package. Currently our gutters hang under the eaves so they aren't working properly, which is leading to water damage under the shingles and is a probable suspect to the large number of basement issues we've seen this year. We will be moving the gutter locations and updating to a better drainage system to combat this. Currently, our bathrooms are vented into the attic spaces - which was standard practice in 1973, but would not be allowed today, as this causes moisture to build up inside the attic space which can lead to rot or mold. Our roofing contractors will be installing proper venting at the same time as the roof work to combat this. This work will begin in 2024.

Our carports need attention - all of them need new roofs, and some of the structures need to be replaced entirely due the structural integrity being compromised beyond what would be fixable with a patch job. We have several carports which have structural poles that are no longer connected to the ground which is a huge safety issue. This work will begin in 2023.


Coronado Woods also needs some serious attention to its curbs and sidewalks, many of which are failing, crumbling or have otherwise become a liability as the concrete shifts out of place. Our parking areas and driveways need to be repaved, leveled, and to have potholes filled.

The privacy fences around the grounds need to be repaired and/or replaced, as much of the wood is cracking and rotting.

Our landscaping is badly in need of a refresh, we need a more thorough tree trimming, and we have some trees that need to be removed altogether.

These are just some of the big ticket items that need to be taken care of around Coronado Woods - you can see the attached below for a more detailed 5 year plan courtesy of our Property Manager, Vida.


We recognize that this is a larger jump than the community is used to - and the Board of Directors, along with Vida, looked into every possible option. Unfortunately, there is not another path for Coronado Woods to move forward with - this is the most conservative choice for our community.
